Seller Report - Cowork Agent

What This Is

Sellers rarely fire you because the house didn’t sell. They fire you because they stopped hearing from you. Six weeks of silence turns a patient seller into a suspicious one — and the agent who shows up in week seven with a price reduction conversation and no paper trail is the agent who loses the listing.

This is a Claude plugin that builds a branded seller report for one listing and keeps it current every week — at the same link, all listing long. You tell Claude what’s happening: the portal numbers, the showings, the feedback, what you did this week. It writes the report and publishes a live page you text to your seller. Your logo, your colors, your headshot, your license line.

The first report takes about ten minutes. Every week after takes two, because it reads what’s already published and asks only what changed. And because the numbers stack up week over week, the report starts showing trends — which is what turns “we should talk about price” from your opinion into the obvious read on the data you’ve both been watching for a month.

No subscription. No data connections. No MLS integration to set up. You tell it what’s happening on the listing — it does the writing, the design, and the publishing.

How to Use It

Three things worth having within reach before you begin:

  • Claude with plugins — the desktop app or Claude Code, signed in.
  • Your logo and a headshot — both optional, but the logo does most of the branding work. Without it your name is set in type instead, which still looks deliberate.
  • A photo of the house — it goes at the top of the report and carries more of the page than anything else. You only send it once per listing; it’s reused every week after.

You don’t need to know your brand’s hex codes. If you don’t, Claude pulls the colors off your logo and shows you what it found.

Step 1: Download the plugin

Save it somewhere you can find it again — your Downloads folder is fine.

Step 2: Add it to Claude

Open Claude’s settings, find the plugins section, and add the file you just downloaded. Claude installs it and the three skills below become available — you don’t have to configure anything or learn any commands. You just talk to it.

Step 3: Make one folder for all your listings

Create a single folder called Seller Reports and open it in Claude. Every listing you ever report on lives inside this one folder. Claude notices it’s a fresh workspace and offers to set you up. If it doesn’t, say:

Prompt
Set up my seller reports

Step 4: Set up your branding — once

Four short questions, about two minutes, and you never do it again:

  1. How your name should appear to sellers, and your brokerage.
  2. Your logo and headshot — drop the files straight into the chat.
  3. Your colors. Claude proposes two pulled from your logo; say yes or give it your own.
  4. Phone, email, and your license number if it goes on your marketing.

Every report from here on is branded automatically. To change any of it later — new headshot, new brokerage colors — just say so and it updates only what you name.

Step 5: Build the first report

Name the listing by its street address:

Prompt
Build a seller report for 412 Maple

Claude walks you through it — the listing details, your portal numbers, showings and feedback, what you did this week, the comps, and your recommendation. About ten minutes. Give it whatever you actually have. Anything you skip simply doesn’t appear in the report — there are no empty sections and no “data not available” placeholders.

You get a live link at the end. Text it to your seller.

Step 6: Update it every week

Prompt
Update the Maple report

Claude reads the report that’s already live, shows you last week’s numbers, and asks only what changed. Two or three minutes. It republishes to the same link, so your seller’s bookmark stays current and you never send a second URL.

Be loose with how you refer to a listing. “The Maple report,” “412 Maple,” and “the Johnsons” all resolve to the same place.

What ends up in the report

  • The big picture — a written read on where the listing actually stands, not a wall of numbers.
  • Views and saves across your portals, with week-over-week momentum.
  • Showings and buyer feedback — including the feedback that stings, which is the feedback that moves sellers.
  • What you did this week — the marketing work sellers never see unless you show them.
  • How the listing compares to what else is moving around it.
  • Your recommendation — the call you’re making, in your words.

Tips

  • The link never changes. Same report, updated in place, all listing long. You can’t break it by updating it.
  • Send it the same day each week. Friday afternoon works — it lands before the weekend showings and gives the seller something to read instead of something to wonder about.
  • Each listing gets its own folder inside your Seller Reports folder. Drop feedback emails, screenshots, and showing notes in there as they come in, and Claude can use them when you build the next update.
  • Ask across all your listings. Because everything lives in one folder, questions like “which of my listings is losing steam?” work — and that’s usually the one that needs a price conversation.
  • It tells you what’s due. Open the folder and Claude mentions any listing that hasn’t been updated in a week.
  • It prints. Sellers do this — especially the ones who want to show it to a spouse. The report is built for paper as well as screen.
  • If you lose the folder, nothing is lost. Claude can find your published reports by address and rebuild the index.
  • Leave the footer alone. Each report carries a small “Powered with North” line at the bottom. That’s the only condition attached to using it.
