Turn scattered transaction records into a branded business dashboard that shows your production, pipeline, lead sources, year-over-year performance, and GCI (gross commission income) in one place.
You’ll install the Real Estate Dashboard Builder skill once. A skill is a reusable set of instructions that teaches ChatGPT how to handle this job every time you use it. After that, one short prompt starts the process.
ChatGPT will ask what you want to measure, search the sources you authorize, organize what it finds into one master transaction list, and hand the decision back to you. Nothing becomes part of your dashboard until you approve it.
The skill remembers the process—not your passwords, client records, or transaction history. You decide what ChatGPT can review each time you use it.
STEP 1: DOWNLOAD THE SKILL
Download the Real Estate Dashboard Builder skill below. It’s a Markdown file—the same kind of reusable instruction file you’ve used with other AiM workflows.

STEP 2: UPLOAD THE SKILL TO CHATGPT
real-estate-dashboard-builder-SKILL.md file you downloaded in Step 1.You only have to install the skill once. Future dashboard projects begin with Step 3.
STEP 3: START A NEW WORK SESSION
Open a new ChatGPT Work session for your dashboard project. Connect Google Drive so ChatGPT can build the finished dashboard as a native Google Sheet.
Connect Gmail and Google Calendar only if you want ChatGPT to search them for clues about past transactions. You can also upload brokerage reports, MLS reports, transaction exports, commission statements, spreadsheets, and PDFs directly into the Work session.
STEP 4: START THE DASHBOARD PROJECT
Paste the kickoff prompt below. The skill already contains the full workflow, so you don’t need a page of instructions every time you use it.
STEP 5: ANSWER THE SETUP QUESTIONS
ChatGPT will ask what you want to measure, how far back you want to go, which systems you’ve used, how your business counts production, and how you want the dashboard branded. Answer naturally. This isn’t a test.
If you don’t know whether an old commission figure was gross or net, or how a co-listing was credited, say, “I don’t know.” ChatGPT will flag the question instead of deciding for you.
STEP 6: GIVE CHATGPT WHAT YOU HAVE
Start with records that prove what happened. The most useful sources usually arrive in this order:
You can provide everything at once or add it as you find it. When you’ve shared everything you’re willing and able to provide, tell ChatGPT: “That’s everything I have. Reconcile the findings.”
STEP 7: REVIEW THE MASTER TRANSACTION LIST
ChatGPT will combine its findings into one master list. You’ll see the full picture first, plus a shorter exception list showing anything duplicated, conflicting, incomplete, or uncertain.
Review it with the same standard you would use before handing production numbers to your broker or accountant. Correct anything that’s wrong. Leave out anything you can’t support, or keep it clearly marked as an estimate.
STEP 8: GIVE CHATGPT YOUR DECIDING VOTE
Nothing gets built until you approve the data. Choose the response that matches what you want ChatGPT to do:
Your approval freezes the master list. ChatGPT can’t quietly change the numbers while it builds the dashboard.
STEP 9: PUT THE DASHBOARD TO WORK
ChatGPT will build only what your approved records can support. That may include closed production, active pipeline, year-over-year comparisons, lead sources, GCI, and team performance.
Before delivery, ChatGPT will check every headline number against the transaction list you approved. Your dashboard will preserve unresolved records and definitions, so you can see what was counted, what wasn’t, and why.
Use it as your business scoreboard. Review it monthly, update the underlying transaction list, and keep your decisions grounded in what your business is doing—not what it feels like it’s doing.
